For the functional, utility conscious, who want the beauty of the old home but want the new home construction energy efficient with new infrastructure and utilities, the home was brought down to the stud and structurally brought up to new code. The home was jacked up and block piers built over concrete support bases beneath the basement floor, to support new beams and help level the home. New support beams, structural floor joists, and collar ties in the third floor were all incorporated to shorten the floor and roof framing spans that are 1892 vintage and brought up to current building code requirements. Headers were installed over windows and doors that were replaced. The walls and roof are all insulated, with all new code compliant electric, plumbing (domestic and waste), flooring, windows, ceiling fans, kitchen appliances, counters, cabinets, roof and sewer line from home to main in the alley was replaced. New stairs from the first floor to the basement and from the basement to the exterior.

Did an analysis of home structurally and removed lathe and plaster. Installed structural beams throughout the home to bring 1892 construction up to code, structurally sound.
Created 3rd floor suite that structurally coordinated energy efficiency by adding collar ties, and structural elements creatively hidden that allowed for existing roof rafter sizes and spans to be built for 3rd floor occupation and not storage. You won’t find that in any other home in Ambler. Roof insulation painstakingly installed custom fit to detailed design comprised of radiant/vapor barrier, air gap to ridge beam vent, Polyiso insulation board for highest insulation factor, batt insulation and gyp board to achieve a composite roof insulation value of R-26.
